No Residential Lots (R-1) may be subdivided.

Setbacks for Construction of all Structures:

  • Side Yards all R-1 Residential Beachfront, Beach-view and Channel setbacks are 10 feet.
  • Front Yards all R-1 Residential Beachfront, Beach-view and Channel front yard setbacks are 30 feet.
  • Beachfront: No home may be built within 30 feet of the lot line with the 66 foot Beachfront Reserve.
  • Beach-view: No home may be built within 50 feet of the rear lot line separating it from beachfront property.
  • Channel-front: No home may be built within 40 feet from the rear lot line which borders on the channel.
  • Cul-de-sacs have been designed for many properties, thereby creating one driveway and utility access for the beachfront and beach-view parcel.
