Fourth quarter of 2011

We have had our first visitor from Mexico. They are considering a channel parcel. We envision 2012 to be a very good year for Cerros Sands.

Maintenance continues year round. The contractor selected for our annual road maintenance for 2012 will be touching up our roads once his schedule opens up.

The planting of vegetables has continued and recent pictures include squash actually growing up into nearby trees. There are many more then we can possibly utilize, so many have been given away and some sold at the market in Corozal.

Construction

Our Entry: With the rains expected to subside shortly, excavation of our ponds and landscaping on the entry will be continued.

The Residences: We have received from the Central Building Authority, our No Objection to Proposed Development as well as our Permit to Commence Building Works. This is the formal approval allowing construction of The Residences.

Additional workers have been hired and specialty crews for large concrete pours have been contacted. Keep in mind these structures will be steel reinforced poured-in-place concrete.

Single Family Homes: Plans for a very large seafront home are in still in the architectural stage. The pilings are in place.

Four other owners are working on their designs. One will be coming down in January to continue work with their architect and have selected another parcel for a family member that will also be visiting the same time in January.

Designs for a channel-front home are being reviewed. This will be 1400-1500 of interior square footage and will include a berth suitable for a 35-40 foot yacht. This home will be available for purchase.

Business Opportunities

The Resort Parcel with the Restaurant and Bar is available for lease or sale. A Channel parcel is included to enhance this opportunity with water-sports, tours and overnight berthing. Any interested parties may contact us any time. We are working on Casita designs for overnight accommodations at this location. As improvements continue the prices will be raised.

Third quarter of 2011

Maintenance:

We have implemented a year round maintenance program. Cerros Sands Property Management Ltd. now has three on-site employees, two full-time and one part-time to handle all property maintenance. We have personnel on-site 24 hours a day, 7 days a week.

As some spend their week on-site, they have begun planting vegetables. Anything the have planted is growing like wildfire. We are going to allocate some more land for growing vegetables.

As always, any additional personnel and equipment will be brought aboard as the need arises.

A contractor has been selected for annual road maintenance.

Additional excavation of the main channel entry was completed. It has been and is navigable; however we would like to increase the width, length and depth at the entry.

Our Entry:

The Gatehouse is complete. The ponds and landscaping will round-out this project.

The Residences:

The road to The Residences is complete. An additional secured access point is being created for deliveries of construction materials.

We submitted the changes required by the Central Building Authority of Belize for The Residences. Limited construction is continuing in the meantime.

We have found prices from Benny’s in Belize City to be very good, especially on steel.

The Residences will not be block construction. We have found too much inconsistency in the quality of concrete block. These structures will be steel reinforced poured-in-place concrete. We are going to use cisterns for rain-water collection and wells for sanitation. Grey water from the septic systems will be used for irrigation.

Single Family Homes:

Plans for a very large seafront home are in the final architectural stage. The owner believes they may be able to break ground before the end of this year. Contractors have been contacted to bid on this project.

Another of our owners has relocated to Belize from California, USA. We expect to see some designs from them shortly.

Three other owners are working on their designs. One will be coming down in January to work with an architect.

Another boat berth has been completed; this one is on the Estate Parcel on the main channel.

Second quarter of 2011

The annual maintenance program for 2011 has been completed. The bulldozer work has cleared the back side of the channel all the way to the roads on the west, south and northeast. Rains have delayed some of the plowing and compacting that needs to be done so we can use our tractor and bush-hog to maintain this area on an ongoing basis.

We have received a list of changes required by the Central Building Authority of Belize. These changes are being done and we expect our approvals before the end of the month. Construction is continuing in the meantime.

Maheias United of Belize has indicated they will put a batch plant on the property for our concrete pours. This is the same company that installed the pilings for the first two structures.

The gate-house landscaping is coming up once our excavator is through excavating the ponds at our entry. The access point to direct traffic through the entry gate has been completed. The road to The Residences is almost complete. The rains of late have delayed its completion. Soon as we can get dry product, this will be completed.

Power supply and landscaping are the only remaining items, other than touch up that needs to be done to open the Restaurant and Bar. We have begun looking for an operator for this business opportunity.

Over 100 trees have been planted in an orchard on the property. Many plants have been delivered for the landscaping for the Gatehouse and Restaurant.

We are still sourcing a large excavator.

Road signs and posts have been installed to protect drivers from our culverts. We have another owner who is beginning their home plans.

First quarter of 2011

The annual maintenance program for 2011 is just about complete. New pictures are added to the website all the time. We have moved further in our program, using bulldozers to clear the back side of the channel all the way to the roads on the west, south and northeast. Plowing and compacting will be done so we can use our tractor and bush-hog to maintain this area on an ongoing basis.

A driving range for our golfers is looking like a distinct possibility. Golf balls were ordered this week.

A few owners, friends and family of some of our owners have been visiting. One has begun construction as well as we have begun construction on The Residences. A couple others are moving forward on their plans for the future and have filled their beachfront with a marl base and sea sand.

Along with our decision to revert from the “local” block construction to poured in place concrete for our first two structures, we are now sourcing admixtures for even more strength and easier construction.

Last week we met with our engineer and architect to go over final drawings. We expect them to go to the Central Building Authority next week.

Maheias United has completed the installation of pilings for the first two structures. Danny Marin, our construction superintendent coordinated the installation.

The gate-house is almost complete. Our excavator is working on the ponds at our entry. We are also relocating the access point to direct traffic through the entry gate. These roads as well as a secured road to The Residences is now underway.

Construction is complete on the restroom, with the kitchen counters and cabinets being the remaining items to be completed in the kitchen.

We have planted more trees and removed all the remaining poisonwood trees from the entire length of our shoreline.

The offer is still pending on the purchase of the large excavator, a John Deere 998E-LC. This will be used to complete the channels. In the meantime John Trummer has been contacted to perform the excavation on the main channel entry.

The road to the Ferry and from the Ferry to the Copper Bank/Progresso has been graded. We have asked for more work to be done as well as the improvement of the road to the Cerros Maya Archaeological Site. We have started to work on a few bad spots until the grader arrives.
