Cerros Sands at La Playa de Cerros News Room

Fourth quarter of 2010

The annual maintenance program for 2011 has begun a month early. Recent weather conditions have allowed us an opportunity to remove more stones and rock from the sea as well as getting a head start on the parcel clearing and cleaning.

A decision has been made to revert from the "local" block construction to pour in place concrete for our first two structures. This will be much stronger and an upgrade to concrete block construction.

Our engineer and architect are implementing this change, which created a minor delay in plan submittal for our Central Building Authority approval. Once this change is completed and new engineering calculations are in we will move forward on the first beachfront building at The Residences at La Playa de Cerros. Plans for the first single family home on parcel 807 are also incorporating this construction change. The construction forms have been purchased for this new application.

Maheias United has also submitted a bid to supply and install the pilings on the first two structures.

A decision has been reached on our construction coordinator. Danny Marin of ACMACO Ltd. of Corozal Town will oversea the first building at The Residences at La Playa de Cerros. The gate-house will also be constructed along with the first building.

Construction is continuing on the restrooms and kitchen for the Restaurant and Bar. More beach sand has been added to this area as well as the removal of stones from the sea. This area is looking great. This same program will be done at the parcels for The Residences.

An offer has been made to purchase a large excavator, a John Deere 998E-LC. This will be used to complete the channels.

The road at the junction of the Ferry Road to Copper Bank is complete. Discussions are continuing on the improvement of the road to the Cerros Maya Ruin.

Another owner has visited and is working on their financing. We may also see a home started this year on another beachfront parcel.

Third quarter of 2010

The annual maintenance program for 2010 has been completed. The 2011 program will begin in late January.

Our engineer is continuing work on two sets of drawings. One is for the 1st home on parcel 807 and the other is for the 1st beachfront building at The Residences at La Playa de Cerros. We expect to have these plans ready to submit Central Building Authority by December and have approval by the end of January.

Sealand Harvester of Orange Walk is working up the costs for the pilings and installation on these two structures.

Discussions are ongoing with builders as a decision will be forthcoming on the builder for the 1st Home and The Residences. Alternative construction methodologies are also under review.

Our office in Corozal Town has relocated to the Main Road (93 7th avenue) for more visibility. Dennis Jackman has joined the sales organization.

Another owner has indicated they wish to build in the 1st quarter of 2011 on beach-view parcel number 801.

Second quarter of 2010

The roads we travel over to Cerros Sands at La Playa de Cerros have been undergoing a major transition. With funds allocated to the sugar cane industry from the European Union all the roads utilized the sugar cane trucks and being elevated, filled, and compacted with proper drainage. Significant to Cerros Sands at La Playa de Cerros this includes the roadway from the Copper Bank turnoff through Copper Bank from the ferry road.

The government under another program is improving the road from Copper Bank to the Maya Ruin.

Cerros Sands at La Playa de Cerros is working with the local government officials to see the other roads in our area receive proper attention. Some of this work has already been completed.

Within Cerros Sands at La Playa de Cerros, the main "beach road" also was re-graded.

The construction of the Palapa Bar structure is complete. Construction of a separate structure for bathrooms and storage in underway. The grills are a Maya design. A separate "kitchen/preparation area" is being designed.

Our builder, Orion's Custom Home Builders, a division of Baker International Inc., Canada, has hired an engineer for his construction drawings. Additional plans have been added to the website.

The annual maintenance program for 2010 is continuing.

Taribo Industries Ltd has completed the contract for parcel filling. We added a new entry road, land clearing as well as a couple more parcels to their scope of work.

Two owners are discussing designs for their homes with local builders.

Our first owner from Belgium has visited again with his family. They plan to have their home built within the next 5 years.

First quarter of 2010

The construction of the Palapa Bar and Grill has begun. The grand opening is scheduled for Mothers day.

Negotiations have begun with a builder from Canada for a joint venture for construction of spec homes at Cerros Sands at La Playa de Cerros. His home design has been approved.

The annual maintenance program for 2010 is underway. Approximately 200 Palm trees have also been planted.

Final drawings are being completed for The Residences at Cerros Sands at La Playa de Cerros for submission to The Central Building Authority. The overall project plan is under design with Jeff Wiseman of Freedom Resort Design.

Taribo Industries Ltd has been contracted to fill numerous parcels for owners as well as complete a couple of new roads.

Contract has been awarded for the Entry Gate to the contractor for the Palapa Bar and Grill.

Three owners have come back down to see our progress, all were well satisfied.

We have our first owner from Europe, Belgium to be specific.

Update February 7, 2010

The designer for The Residences at Cerros Sands at La Playa de Cerros has been hired and is currently working on their design and layout. This will be approximately 30 units with a Restaurant, Bar and beautiful Pool. Spa services and well as a workout area will also be part of this project. These will also have some docking areas off the channel.
