Vance C. Titus, Principal

Vance has a diversified expertise in professional architectural design, construction specification, and construction management. His nearly forty years of hands-on work in the construction industry, primarily in project management, field engineering and construction is invaluable. Vance’s experience includes building single family residences and multi-family housing projects the U.S. and Belize as well as his participation in large infrastructure, industrial and institutional projects in the U.S. and more than twenty-five countries around the world. Mr. Titus holds a Bachelor's degree in Architecture and a Master of Business Administration degree from prominent U.S. universities. He also lives in the Corozal District in Belize.

This home has been designed by Vance Titus of our development team.

Mitchell-Moody Associates - Architectural and Engineering

Established in 1982, Mitchell-Moody Associates (MMA) provides a wide range of professional architectural and engineering services for both public and private sector clients. Their impressive,seasoned and highly trained staff has many years of experience which in turn enables the company to provide broad ranging expertise and consultative benefits for our project. MMA has worked in close association with many international firms from throughout the Caribbean Basin, the United States, Canada and the United Kingdom and it has been retained by international funding agencies in both the public and private sectors in order to ensure adherence to and compliance with generally accepted professional practices. They have designed five homes plans which are available to owners of property at Cerros Sands at La Playa de Cerros Maya.

Mitchell-Moody and Associates of Belize City at the request of Cerros Sands at Playa del Cerros Maya have prepared five homes for your consideration. Each one of these models has been designed with consideration of the building restrictions for Cerros Sands at Playa del Cerros Maya. In keeping with our Mayan Heritage each model is named after a Mayan Historic site in Belize.

Sizes of these Villas range from 1800 to just over 2500 square feet and modifications are being done for a 3000 square foot home.

Altun Ha — 3 Bedrooms / 2 Bath

Thought given to the Mayan Influence of Playa del Cerros Maya, we felt a very comfortable home of Mayan Design may be of interest to some of our potential customers. The Altun Ha is the well appointed home we are considering our entry level model. Gorgeous hardwoods abound throughout this home.

Caracol — 3 Bedrooms / 2 Bath

The he clean lines and contemporary styling of the Caracol facade hint at the modern design of this 3 bedroom, 2 bath home. The understated front porch gives way to the common area, which combines the foyer, living area and dining area into a singular space that can be segmented and utilized any number of ways.

The centrally located staircase leads to a wide open great room that’s large enough to accommodate almost any use.

The Caracol also includes a large deck in back for entertaining, cooking out or simply enjoying the fresh sea air. A fully enclosed garage rounds out the Caracol design, keeping your vehicle clean and providing even more storage space.

Lamanai — 3 Bedrooms / 2 Baths

The Lamanai exterior features an angular design, with peaked windows and roofs giving it a more classical appearance. This property has 3 bedrooms, 2 full baths, also featuring a large decking area in the rear.

Xunantunich — 3 Bedrooms / 2 Baths

Xanantunich’s exterior is a bit different celebrating the traditional Mayan architecture, with an enclosed entryway, frieze treatments and a grand front archway. As you might expect, the residences at Cerros Sands at La Playa de Cerros Maya are designed to make the most of their enviable location.

Cahal Pech — 3 Bedrooms / 2 Baths

The striking single story Cahal Pech combines traditional Mayan architecture with modern elegance. The tapered bases, decorative friezes, recessed windows and grand entryway pay homage to Belize’s past, while the interior exemplifies more contemporary design.

The spacious primary living area includes recesses suitable for a dining area, study, sitting room etc. While the extended kitchen area leaves a room for a breakfast nook. A nearby utility space conveniently accommodates laundry machines or serves as extra storage.

In one wing the two guest bedrooms are conveniently separated by a full bath. For increased privacy, the super sized master suit occupies the opposite side of the home, with a large private bath and walk in closet.

Finally the large rear porch is an inviting place to barbecue, plant a garden or string a hammock.
