
The newest addition to Cerros Sands at La Playa de Cerros Maya are The Residences at La Playa de Cerros Maya. These 2 Bedroom / 2 Bath condominiums are, we believe, one of the best values currently offered in the Caribbean. The Residences at La Playa de Cerros Maya are located on a premier parcels 810-818 and 783-787. This encompasses 400 feet of Beachfront and almost 1000 feet of Channel for docking. These are on the north side of the channel's main entry.
There will be an option of purchasing a deep water berth for your powerboat or sailboat on the 1000 feet of channel adjacent to the Residences at La Playa de Cerros Maya.
These are being designed with the look of a single family home with only two condominiums in each beachfront building, one upstairs and a lower unit. We are currently working on a few modifications of the design to ensure the lower condominium will be compliant with ADA (American Disabilities Act). The Villas are planned to be off the power grid with Solar Power, and their own Water and Sanitation Systems.
Each unit provides a lock-off option giving you the owner added flexibility should you desire to rent out either side or the complete condominium. A rental management program will be available which provides you options that will further enhance your investment.
Our preliminary sketch is shown below. Optional amenities will also be offered. However these are going to be finished so well, you will not really have to ask for any upgrades.
The preliminary sketch has now been redesigned to 1400 interior square feet. The patio and balconies adds another 600 square feet for a total of almost 2000 square feet. There is also an outside storage room not included in 1400 square feet.
Once we go to our final designs, we will have the list of options for you. Numerous hardwoods and tile choices will be available. As we are planning to be off the power grid all appliances will be excellent energy savers.
We will offer furnishing packages. However, given our close proximity to local custom furniture builders and Chetumal these will afford you many other choices.

We have done our best to give a clear picture of the budget. We will endeavor to reduce these estimates.
Items worth noting are:
Staff – The Rental Program will occupy a fair amount of the Manager and Office Staff time. An allowance has been made to credit this budget for 50% of this expense. Once we have operating actuals this figure will be adjusted accordingly.
Pool – Our climate increases the cost of pool maintanence as more chemicals are necessary. We will be testing various products to manage this cost.
Insurance – Three bids have been requested. We will make sure we get the best coverage for our dollar.
Cerros Sands Property Management Ltd – This is the annual fee to each property owner throughout Cerros Sands for maintenance, roads, security and drainage for Cerros Sands.
Reserves & Systems – You will not be maintaining the exterior of your homes individually. This is being done on a rotating basis to ensure The Residences maintain their standard. This includes all exterior finishings. Handrails and guardrails do require extra attention from time to time. We are looking at numerous products for look and durability.
With regard to Systems, we are totally off the grid. The cisterns will be fine. We are looking at a well and pump system for Sanitation water, so you do not have to waste rainwater for the flushing of toilets. We are continuing to work with Solar Suppliers to ensure once again we install top of the line equipment to reduce maintenance.
