The beach and palapas

Cerros Sands fronts what is widely considered the nicest beach in the area, on Lowry's Bight. A set of palapas stands on the sand for owners to use — shade, a place to sit out of the sun, and somewhere to spend an afternoon by the water without leaving the community.

The 66-foot beach reserve runs the length of the shoreline, as required under Belize law, so the beach stays accessible rather than being closed off behind private frontage.

Cerros Maya Disc Golf Course

An 18-hole championship course inside the community, opened in 2020. It runs events several times a year, including the Belize National Championships every other December. For a community of this size, a tournament-grade course on site is unusual — and it brings players from across the country through the gates.

The canal system

The community's navigable canals connect to the Bay of Chetumal. Canal-front owners can install a private dock and keep a boat at the property, reaching open water without trailering. The channel at the north end was completed at the end of 2023, opening the first canal row in Phase 2.

Roads, security and maintenance

Every lot currently offered is reachable by car on maintained community roads. The annual community fee covers road upkeep, security and reserves — see covenants and restrictions for the detail. Vacant lots are kept mowed through property management until you build.

Beyond the gates

Corozal Town is a short drive for groceries, banking and the weekly market. The Mexican border at Santa Elena is about ten minutes north, and Chetumal — with its airport, big-box shopping and hospitals — is under an hour. Local events and activities are worth following; see our community links.
