Construction FAQ
What utilities are available?
Cerros Sands is an off-grid community, approved as such by the Belize Department of the Environment. There is no BEL grid connection — every home here is solar powered.
Electricity is each homeowner’s responsibility. Solar is the standard, and quiet small wind turbines are permitted; a back-up generator may be used provided it causes no noise complaint. As technology improves, other options will be considered.
Water is by individual rain catch and containment systems, which must be kept out of public view. Wells require developer approval. Sanitation is by private septic system. For communications, cell service is the normal application — cable is not available, and there are several internet options. Satellite dishes and antennae must sit at the rear of the structure; beachfront homes may not place this equipment on the beach side.
Being off-grid is deliberate rather than a limitation — it means no utility connection fees, no monthly power bill, and no waiting on a grid extension before you can build. Full detail is in Article 7 of the covenants and restrictions.
Can I use my own builder?
Yes. Owners regularly bring their own contractor, and we can also recommend builders who have worked inside the community and know the ground conditions, the guidelines and the permitting process.
What does building cost?
It varies widely with finish level and whether materials are sourced locally or imported. Talk to owners who have recently built — they will give you a truer number than any general estimate, and we are glad to introduce you.
Do I have to build within a certain time?
No. Many owners buy land and hold it while they plan or wait for retirement. Lots are kept mowed for roughly $100 USD per year until you are ready to start.
What about hurricanes?
Corozal District sits in the far north of Belize and is comparatively sheltered, but coastal construction standards still matter. Build to the guidelines and use a builder with local experience — the architectural review exists partly for this reason.
